Rental Rules

SECURITY CODES AND DOOR KEYS ARE OBTAINED ON RECEPTION. PLEASE DO NOT SHARE SECURITY CODES WITH ANY EXTERNAL VISITOR. 

TENANTS ARE STRICTLY FORBIDDEN TO ALLOW ANYONE INSIDE THE PREMISES, THAT HAS NOT BEEN PREVIOUSLY REGISTERED WITH ON SITE ADMINISTRATOR OR APPOINTED PROPERTY MANAGER. 

No smoking on the property or by the pool. 

1.- Additional persons to those present at the tenant parties are not allowed to spend the night on the property. any guest visiting the property is entirely the responsibility of the tenant. Tenants are not allowed to exceed the occupancy limit that is established according to the lease, 2 guests per bedroom. No visitors to the pool area. Any breach of the contract and the tenants will be evicted and lose the security deposit. 

2.- Parking: is limited to 1 vehicle in the area. Please do not block access. 

3.- Garbage: store in the appropriate containers located in the kitchen and separate as follows: organic, plastic, cardboard and paper. 

4.- General conduct: 

- No surfboards, bicycles or garbage are allowed in corridors, green areas and common areas. 

- Please notify The Property Manager if you plan to have guests over so that they can be registered.

- No music or excessive noise (day or night) is allowed. 

- Do not hang clothes or towels on the railings.

-  Due to Covid-19 the gym will be closed to all renters and visitors.

- All rental rules and policies must be followed at all times.  Upon a first offense, the renter will receive a warning through and by property manager verbally, by text or email.  Second offense, said renter will be fined $150 USD.  Third offense the renter will be asked to leave the premises.  No refund of rent or deposit will be given. 

5.- Pool rules: 

- Swimming pool hours are from 7:00 hrs to 23:00 hrs, except during maintenance. The guest is responsible for turning the lights on and off. 

- No smoking or speakers by the pool. Please no drinking or eating in the pool. Nothing breakable (no glasware or dinnerware) is allowed the pool area.

- Tenants are not allowed to have outside guests in common areas. 

- Children under 13 years must be supervised. 

6.- Common areas: 

- Use indicated corridors to access common areas, access to the beach or pool. 

- Keep the front door closed. 

7. Condominium: 

- Do not throw in the toilet: sanitary napkins, food wraps, condoms or any wipe of any kind - even if it says flushable. Anything other than toilet paper.  

- Please be energy conscious when using the air conditioner and lights

Cancellation Policy and penalties:  Cancellation and refund policies apply per the terms agreed upon at the time of booking.  We suggest Purchasing Travel Insurance if your plans should change. 

- Missing Keys will be charged $60.00 USD each

*The administration reserves the right to apply sanctions and necessary measures to any tenant who fails to comply with the aforementioned rules.
